Bhubaneswar: A tech startup incubated at the IIT Bhubaneswar Research and Entrepreneurship Park has launched an AI-powered platform aimed at simplifying land ownership, property management and transactions in Odisha.The platform, called The Land Bankers (TLB), brings together several land-related services on a single digital interface, including access to land records, map and satellite views, tax payment facilities, title verification, dispute checks and legal assistance.The startup seeks to address a long-standing challenge in India, where land ownership is often difficult to establish conclusively and property transactions are delayed by documentation gaps, disputes and legal complexities.According to TLB founder Amarendra Sahu, the platform uses AI to collect and organise publicly available information related to land parcels, including land records, court cases, development plans and satellite imagery. It also helps users understand legal documents in simple language.“Besides technology-enabled services, the platform connects users with lawyers, retired revenue officials and other experts to resolve land-related issues. It also offers remote monitoring of land parcels to help owners keep track of their properties and prevent encroachment,” Sahu said.He said almost every Indian family has a land story. “A delayed sale, a dispute between relatives, uncertainty around records, or the fear that someone might claim your land tomorrow. We started The Land Bankers so owners can finally have clarity, transparency and confidence. It took us almost two years to develop TLB,” he added.Before its formal launch, the company conducted a three-month pilot involving around 1,100 customers across all 30 districts of Odisha, indicating demand for services that help secure land titles and facilitate property transactions. The startup plans to strengthen its presence in Odisha before expanding it to Karnataka and Tamil Nadu.Soobhankar Pati, CEO of IIT Bhubaneswar Research and Entrepreneurship Park, said land remains one of India’s most important yet underserved sectors from a technology perspective. TLB is attempting to solve a complex problem by combining technology, artificial intelligence and domain expertise, he said.
